Want to make a lot more money exchanging? Here's a simple solution. Organize your thinking and your Game Plan by organizing your HAVE - WANT lists.
If you observe the modus operandi of the most successful members of your exchange group, you will invariably find these exchangors using some form of printed "Have - Want" inventory of their properties for exchange. You will usually find their lists in the "Country Store" displays, in the hand out literature areas and attached to every mini-offer they write.
In our modern era of instant print shops and office copying machines, preparing an attractive printed handout need only take a few minutes of your time after you once set up your original copy format.
Some Do's and Don'ts
Do use a neat masthead that tells your business story. This can be your letterhead or your business card plus some logos from organizations you belong to; FREE, MLS, REIA or REIO etc. Your photo helps marketing participants identify you. Spend a little time developing a really good heading, and reuse it every time you update your "Have - Want" list.
Do be neat!!! Don't hand write, write over or cross out. Use colored paper or ink to tie into your company advertising image.
Do organize your lists. If they are extensive, use separate pages for each type of property. Arrange by price to make it easy for the reader to scan to find a specific "Want". Be concise and upfront. If the property is a dump say, "Handyman". If it's fit for a king say, "Executive". Don't try to explain in a lot of detail. Details go into your back-up package (You do have one printed for every property you offer, don't you?)
Do answer all the usual questions. Say,"Coco Beach, Fl. Ocean Landings. RCI Blue Interval week #3, 2 bedroom sleeps 6. Do not say, "Magnificent interval ownership opportunity in beautiful sunny Florida."
Do date your list every time you update it.
Do add appropriate disclaimers and disclose your license status.
Do use your "Have - Want" lists in all your mailings and make them available to all of your group memberships.
You will soon establish your credibility as a well organized exchangor. You will also help your subconscious mind sort out computer style exchange matches from your hard copy menu. The all important "Have - Want" list can be your catalyst to success in the wonderful world of Real Estate Exchanging.
