Staging is the process of evaluating the inside and outside of your home and then preparing it to "show" prospective buyers. Do not take suggestions as personal "attacks" or "criticism" of your decorating acumen. Most homeowners paint and/or wallpaper and decorated their homes with personal touches that reflect their personalities. In addition, a real estate agent does not have the same deep personal attachment to the painting, decorations, or location of furniture. In most cases, they have a very objective and helpful point of view. The wise seller will take their advice and use it to their advantage.
Someone once said you never get a second chance to make a good first impression. This is true with your home. It is critical that curb appeal will draw the buyer inside with an outstanding first impression. Your homes landscape must be well maintained with bushes and trees trimmed lawns green and cut, and/or desert landscape racked and weed free. Making minor repairs to front trim or paint is necessary. Take a step back and see if your home looks warm and friendly. Does it welcome a person in? Scrutinize every aspect of the look and make changes until it sparkles.
Staging does not have to be expensive but it can make a big difference in how long your home is on the market and the final purchase price. Give yourself the edge against other homes by staging and making the first impression a positive one.
